Last week Move Inc.â€™s published an article of the Best College Towns to putchase a real estate townhouse or condo, you'll be interested to know that Boston once again topped Move Inc.â€™s list of best college towns to invest in real estate condos. In otherwords, why pay luxury rent when its cheaper to buy a Boston luxury condo.

Boston/Cambridge area is ideal for investment properties because of all the college students that invade every September. Once you buy you purchase a Boston luxury, just rent it out. Anyone whoâ€™s ever looked for a place to live in this area, knows how competitive the rental market can be.

The median list prices in the Boston/Cambridge market was $335,000 as of June and the more than 50 colleges in the area lead to the high renter demand. Average rental rates ranged from $3,122 for a two-bedroom to $3,913 for a three- or more bedroom unit.

According to Move Inc., in the next two years, real estate investors are expected to outnumber traditional homebuyers in their local markets by three to one and more than half of those plan to put their investments to work as rental properties.

The Boston condo and real estate market is still not out of touble as a new report came out today that the foreclosure fillings were on the rise for June 2011. This report not only included luxury real estate in the Boston area, but included all of Massachusetts/

Massachusetts Foreclosure deeds, rose 42 percent to 931 in June, the highest number recorded since August 2010. Foreclosure deeds rose 64 percent from 569 deeds in May. Year-over-year, foreclosure deeds decreased more than 29 percent from 1,315 in June 2010. A total of 3,754 foreclosure deeds have been recorded in the first six months of the year, down almost 50 percent from 7,433 a year earlier.

June marked the highest number of deeds recorded in any month so far this year.

Okay, this is the run down on the Boston real estate market. Both luxury Boston condos and average priced condos. Reading the sales reports from LINK, LINK is a Boston real estate tracking company. The results from their findings is very simple - We're in the dumps, and don't let anyone tell you different.

Part of the mortgage changes Washington is initiating includes a piece of the government proposal which would prevent home buyers from benefiting from the best mortgage rates when they are over the strict debt-to-income ratios.
Precisely what does this imply in numbers? No more than 28% of one's total income (pre-tax) can be invested in housing and only 36% of what you bring in can go to housing debt.

Currently, Freddie Mac allows Boston real estate buyers to invest over 45% of the income on housing. According to a survey by Zillow, Boston homebuyers are confused when it comes to some of the most basic aspects of mortgages. Those interested in buying real estate in Boston and real estate in other areas of the U.S. answered Zillowâ€™s basic mortgage survey questions wrong 46% of the time!
Simultaneously, 57% of the people thinking about buying a home who replied to the survey donâ€™t know how ARMs (adjustable rate mortgages) work. 34% of those surveyed donâ€™t understand that lender fees can be negotiated and change from bank to bank. Many think that lenders all charge exactly the same amount as required by law. Untrue!

Zillow Mortgage Marketplace Director Erin Lantz said, â€œMost people wouldnâ€™t jump away from an airplane if they didnâ€™t know how to make use of a parachute, yet every year many buyers invest in the largest loan they'll take out in their lifetimes without understanding essential details about mortgages. By simply spending a few hours researching how a mortgage works, and by shopping around which are more competitive rates and fees, buyers can help to save a lot of money.â€

As well as the shocking information above, Zillowâ€™s survey also uncovered the following statistics (all of which were prospective homebuyers):

This question may have crossed your mind if youâ€™ve heard or read about the variety of homeowners deciding to stop paying their mortgages. However, if you have a buddy or member of the family in cases like this you might have a different point of view.

Based on a FICO study, Boston real estate owners and homeowners across the nation that walk away from their properties routinely have a good credit score and are finance savvy. You may be rereading that last sentence wondering how that may be true.

FICO stated, â€œAs an organization, strategic defaulters tend to be savvy managers of their credit than the general population, with higher FICOÂ® Scores, lower revolving balances, fewer instances of exceeding limits on their credit cards and lower retail credit card usage. This indicates that strategic defaulters display a different sort of credit behavior than distressed consumers who miss payments.â€

Governor Deval Patrick and his awesome wife place their Milton mansion available on the market in June of 2009 for $1.9 million. Devalâ€™s wife Diane said that for their youngsters are no longer at home, they are looking at downtown Boston condos.

At the time when Deval first put his mansion on the market the media swarmed to cover it. Youâ€™d think this could be great marketing, however, almost 2 years later and Deval and the family still own their Milton mansion. The home includes a total of 5 bedrooms, 9 fireplaces, and 3.5 baths. It is located on Hinkley Road in Milton and was built-in 1900.

Deval actually took their home off the market last December, but have since placed it back available on the market. They originally purchased the house in 1989 for $562,885.

Here is a brief overview of Governor Deval Patrickâ€™s attempts to sell his Milton mansion using the dreams of moving into amongst Bostonâ€™s fabulous Boston condos:

â€¢Mansion was originally placed on the marketplace in 2009 for $1.9 million
â€¢They dropped the price in October 2009 to $1.7 million
â€¢The mansion was pulled off the marketing in November 2009
â€¢It was placed back on the market in April of 2010 when the home buyer tax credit frenzy was at full force
â€¢The mansion was removed the marketplace again in December of 2010Initially youâ€™d think that because Deval has owned this mansion since 1989 and acquired it for less than half the asking price that he could easily reduce the price. However, he might have accumulated a great deal of debt progressively which may prevent this. However, if heâ€™s interested in Boston condos heâ€™s probably being careful to purchase wisely as the cost of purchasing Boston luxury apartments and Boston condos is still high. And while prices are still high, the number of available Boston luxury apartments and Boston condos isnâ€™t increasing that greatly.

o matter how long I sell real estate there is always something new to learn. Each and every transaction is different and there are many factors that are different from sale to sale. Buyers and sellers are different in each transaction, the rules governing mortgages are different, the buyers financial picture is different and the home inspection is different. What an experienced REALTOR® brings to the table are years of treading through transactions and each time learning what to look out for, how to advise their buyers and sellers, how to negotiate issues in the inspection. But, even after twenty years of selling real estate and hundreds of transactions something new transpired on a recent sale. Doesn’t happen often but this one left me speechless.

The lights were on but the electric was illegal. The seller was a prominent member of the community and had not paid an electric bill for three years. As a buyer always call the utility company’s before the closing and set up your account it is the only way to know if the electric is legal. In this case the electric company had no record of an account at this house. If you ask to see the electric bills do not let the seller stonewall you and tell you what the electric costs, ask to see the bills. I asked.

It is the type of Boston real estate news that seems to defy all logic we've ever been taught about financial responsibilities in purchasing a Boston condo or any Boston real estate. Accroding to the Financial Times, banks will be looking at paying cash-strapped "homeowners" to vacate foreclosed properties such as Boston condos and Boston single-family homes

According to Times article, the "five biggest US mortgage servicers were advised recently in a secret meeting with regulators to take into account paying delinquent borrowers as much as $21,000 each as part of a broader settlement of the foreclosure crisis."

This proposed program, approperitately named "cash for keys," asks that America's biggest lenders, (including, possibly, Fannie and Freddie, as well as Bank of America) pay an incentive to get borrowers to leave their homes quickly, as well as in good condition

As Elizabeth Weintraub a Yahoo writer wrote, "Kept under wraps by the banks for years, the subprime mortgage meltdown of 2007 -- which led to an onslaught of foreclosures -- forced many banks to initiate a cash for keys policy as standard procedure." Now cash for keys may become national policy.

Logically, several Boston big banks don't support the idea of paying consumers who have failed to live up to their real estate mortgage responsibilities. But as Mortgage Edge writer Lior Hershkovitz points out, "in many cases it was the lender's poor underwriting criteria that has put people who can barely afford the proposed mortgage in the home to begin with."

The frustrating thing about this otherwise fairly reasonable plan is that the cash for the keys is American tax payer cash. We already bailed the banks out. Yet only now do we see evidence of that bailout trickling down to the borrowers. Is this program going to help or hurt?

Here is something new you should know. Not every Boston luxury real estate brokerages are the same and not all luxury Boston real estate agents are the same either. Each Boston luxury condominium real estate office and each luxury condo agent will have different ways to marketing your Massachusetts luxury condominium if you reward them with your luxury condo listing. We all have a different theories about the best way to approach a condominium sales listing. The differences can be significant. It is in your best interests if youâ€™re contemplating a luxury condo sale to interview the Broker/ agent and determine if their views fit your views. Although while you may know a Boston luxury condo agent whoâ€™s a friend, remember selling a Luxury Condos in Boston is a business decision. Sometimes Boston luxury homeowners believe this to be a personal decision because they love their Boston lxury homes.

To help you on this important Boston real estate decision I thought I would outline some of the options for you to consider when contemplating placing your luxury condo on the Boston market:

In a national study it was shown that the condominium buying public could care less who the listing broker is. They are simply are looking for the condo they want in the location they desire. When searching for properties they do not enter what Boston real estate agency, but search for specific Boston luxury terms such as Back Bay luxury condominiums
You may find some Boston real estate offices that are able to syndicate your luxury condo listing . A syndication is when you list your luxury property here in Boston Massachusettts on your listing agents companyâ€™s web site and on the site of each Broker through something called "IDX" which is an agreement between brokerages to share listings known by the public as MLS. Your Boston luxury condo listing will also be sent through a data feed directly from the MLS to other national web sites. The advantage of syndication means that in addition to this your listing posted on your Boston brokers web site it will also be distributed to hundred plus sites where buyers tend to view luxury condos in the Boston area. The thinking is behind the your Boston luxury condo will be exposed to the largest group of potential luxury home buyers in the Boston area.

3. Single Boston luxury condos listing property sites are useful, but not as strong as syndicated sites like www.bostonskey.com. We have numerous amount of photos, virtual tours, local school information, hospitals and other links that will help a buyer get a feeling for the location and neighborhood. This site is linked on all of the syndication sites thereby boosting the ability of the site to be found by even more buyers.

4. The mortgage environment now is very difficult. You need an agent who works on a regular basis and has their hand in the business, making deals. A lot of agents will complain about "part timers" but I donâ€™t have an issue with part timers but I would caution that an agentâ€™s skills are based on doing transactions in this environment and if the agent has not sold anything recently their skills may not be honed. It is a very difficult time now with new buyer requirements from the banks, appraisalâ€™s coming in low so you need an agent to guide your transaction and you need an experienced agent. Remember that it is not the Brokerage that will be in charge of your listing it will be the agent you hire.

5. Communication is key in a real estate transaction. There is nothing worse for a homeowner not to know what is going on with their listing. Feedback on showings is great but sometimes not that easy to obtain. Some homeownerâ€™s will want to know what each buyer thought of their home and other homeownerâ€™s will say I only care if I get an offer. That is up to you to guide your agent.

6. Dual agency is a difficult decision. While dual agency is legal in the State of Massachusetts I personally will only be a dual agent on a very rare occasion as I believe it is a slippery slope and virtually impossible. Dual agency is when one agent is in the middle of the transaction, dual agency can occur when a buyer contacts the listing agent or when a buyer comes to an Open House and is represented by their own agent. A dual agent does not represent either the buyer or seller as they can only provide certain information to each they can not advise either. As a homeowner if you hire an agent to represent your best interests in a transaction you give up that representation and you and the buyer share the agent. The equivalant would be if you hire an attorney to represent you it would not be okay if the same attorney also represented the other side. Not doable. Dual agency must be disclosed to all parties and all parties must sign that they are in agreement with the agent taking on that role.

7. The price is often the criteria a homeowner will use to hire their agent. I have never quite understood that because the job of a listing broker in my view is to market a property to the real estate community and buying public not to sell the home themselves. Even if a listing agent has their own buyer without putting the property broadly in front of the buying public how owuld you know if their buyer is offering the highest and best price. While real estate agents have educated opinions of price they are not writing the checks. Buyers decide the final price. So when hiring a listing agent going with the agent that gives you the highest asking price is absolutely not the way to go as they may be giving you a high price because that is what they think you want to hear or they simply donâ€™t know what they are doing. What good is it to go with an agent who tells you put your house on the market for too high a price and then is inexperienced in getting the deal to the closing tableâ€¦.after several price reductions.

According to NAR (National Association of Realtors) in a recent survey, 56% of the surveyed prefer smart growth luxury neighborhoods which are walkable and mixed-use over those which require a greater deal of driving between their condo and work, and other activities.

What is a luxury walkable community? A walkable luxury neighborhood is one which includes shops, local businesses, restaurants, and Boston luxury real estate homes within walking distance from each other. According to the NAR’s survey, 77% said they would look for Boston real estate with ample sidewalks and other walker-friendly features when in the market to purchase Boston real estate, while 50% said they wish to see improvements to public transit that exists rather than new building and development.

NAR’s survey also reported that Boston real estate luxury home buyers are willing to sacrifice the space in which they live for less driving time in their daily lives. Of those surveyed, 80% stated that they prefer single-family, detached Boston real estate properties as long as the commute was not longer. However, 59% stated they would purchase a smaller Boston luxury condominium property if their commute time would be 20 minutes or below.

NAR’s survey demonstrates the characteristics of the community are important to the majority of people. 88% of those surveyed stated that they value the quality of their neighborhood more than the size of their Boston real estate property, while 77% stated they want neighborhoods with excellent quality schools.

Timothy M. Warren Jr., chief executive of the Warren Group, cited the expiration of last year's federal home owner's tax credit as a big reason for the local housing market's current outlook.

In a statement, Timothy Warren said: "The year-over-year numbers are dismal because we're comparing to the home buyer tax credit selling boom. We will likely see decreases until the summer."

I remember many moons ago when I purchased my first Boston condo, no it wasn't a Boston luxury condo, anyway, one thing I remember was that I needed to put 20% down and show 3 years of my tax returns before I could purchase any Boston real estate.

Then in the late 80's early through the 90's any one with a good credit score could purchase Boston luxury real estate, without showing tax returns. Then it all collapsed.

Currently in the Boston area and through out the U.S. the average down payment is up to 27% according to statistics reported by Fortune and Reuters and attributed to the Mortgage Bankers Association.

As you can imagine Boston luxury real estate market is not excluded to this recent trend this sizable down payment average as 20% is becoming an assumed necessity unless an FHA loan is acquired.
